The Super 8 motel is located
on historic Route 66
in Winslow, off I-40, easy on and off ramp, Exit 252.
Winslow is located 184 miles northeast
of Phoenix, 58 miles east of Flagstaff. Sightseeing near
Winslow would be the Petrified Forest, Painted Desert,
Canyon de Chelly, Meteor Crater and others. |

A large lobby adjoins the breakfast area. Office/registration
area is also large and adjoins a living area for Manager/Owners.
It consists of family room, kitchen, full bath and dining
area. The present Owner uses the adjoining room for
an additional bedroom and extra bathroom. A large 2-car garage
was built in back of the Motel. |

The motel
was constructed and opened as a Super 8 motel
in 1983. The Motel consists of 47 guest rooms. One guest room
is used by the present Owners; 13 rooms have King Beds and
33 rooms have two beds. Two rooms are handicap equipped. |
All rooms have new 25" color television
sets. There are electronic locks throughout the Motel. All
have individual heating and air conditioning units. Carpeting
in rooms was replaced three years ago; furniture was replaced
in 43 rooms three years ago. The original furniture remains
in three rooms for guests with pets or construction workers,
etc. |

All laundry is done in-house. Laundry
room has two commercial dryers and two washers. The laundry
room has restroom facilities for the maids.
The Motel
has a water softener and all water heaters are located
in the laundry room area for additional convenience. |
The Super 8 Franchise
is up for renewal in October 2004. The Seller will sign a
new License Agreement in August of 2004. In the event the
property is sold prior to August 2004, it would allow a potential
Buyer to change franchises. The Motel is now a "Pride
of Super 8" property and it would be prudent
to continue to operate as a Super 8.
