Inn for Sale
Prescott, Arizona
Not Available

The Inn for sale is centrally located in an economically growing and thriving city. Prescott is considered one of the top emerging cities in the nation and the only Arizona city included on the emerging metropolitan areas list.

Prescott draws visitors from all over the world to enjoy its unique setting, old west history and enjoyable climate.

Prescott has been given high marks in quality-of-life and economic comparisons with other similar-sized communities, ranking No. 6 in a list of the top 45 “Emerging U.S. Metropolitan Areas” (based on employment rates, job growth, climate, education, health care, cost of living and amenities).

Prescott city leaders have cast a vision statement for 2020 to develop the city as one of the most dynamic cities in Arizona.

The Inn for sale consist of:

  • 12 Cottages, varying in size from two to four rooms, two Suites
  • A lobby/office area
  • 1100 square foot one-bedroom Owner/Manager living quarters
  • A former Jacuzzi/spa which is located in a tropical plant solarium room (now a storage unit).
  • 12 parking spaces, 4 are covered carport parking
  • Laundry room with 2 washers and 3 dryers
  • Maintenance area
  • Storage rooms

The revenue for the Inn for sale has been dropping over the past four years. The drop can be attributed to several factors. The presence of the property has been overshadowed by the owner’s personal issues. Because of the owner’s deteriorating health conditions, all marketing and business to business relationships with the County and City of Prescott, as well as the maintenance of the property, have been neglected. In addition, the property only has 11 units that are rentable. The remaining 1 unit is currently occupied by owner and can be converted back into the property’s inventory.

A prudent new owner/operator would be wise to establish a new marketing effort. Advertising and marketing for The Inn has been very limited, and we feel that an aggressive program in that direction could be undertaken to further increase the income and occupancy for this unique and charming property.

Although no major repairs to the property are required, the property could use exterior cosmetic upgrades and improvements (TLC). In addition, renting the additional twelfth unit will provide the ability to increase gross revenue and meet increased demand throughout the year
